Estimating tile requires three basic mathematical steps: converting room measurements into square feet, adding an essential cutting waste factor, and dividing by each tile's surface coverage.

Convert to Square Feet

(Length" × Width") ÷ 144 = Sq. Ft.

Convert feet and inches to total inches, multiply length by width to get square inches, then divide by 144 (since 1 sq. ft. = 12" × 12" = 144 sq. in.).

Add Waste Factor (10%–15%)

Net Sq. Ft. × (1 + Waste %) = Total

Every installation produces cut remnants around baseboards, toilets, and doorways. A minimum 10% waste buffer prevents running short mid-job.

Total Sq. Ft. ÷ Tile Coverage = Pieces

Divide gross square footage by individual tile coverage (e.g. 12"×24" = 2 sq. ft. per tile). Always round up to the nearest whole tile and box.

How to Measure Rooms Accurately

  • Measure at the widest points: Baseboards and framing are rarely perfectly square. Measure both ends of a room and use the larger measurement.
  • Break irregular rooms into zones: For L-shaped layouts or rooms with closets, measure each rectangular section separately as Area 1, Area 2, etc.
  • Shower walls and wet areas: Measure from the top of the shower pan or tub lip up to your desired finished tile line or ceiling.
  • Backsplashes: Measure the length of the countertop and height from counter to upper cabinets (standard is 18 inches). Deduct window openings.
